To be approved for residency with Bridge Creek Apartments: 

• MUST be a minimum of 18 years of age to enter lease agreement. Each occupant over 18 years of age must complete a lease application, and must submit a $35.00 application fee.

• MUST have a verifiable minimum monthly NET income of 3.0 times the rental rate and 3 months job history.  If self-employed, you will need to attach a copy of six (6) months of bank statements, and two (2) years of income tax statements. Federal unemployment income will not be considered as an addition to monthly income amounts. Only up to 50% of SSI income will be considered. 100% of disability, survivor benefits and retirement income will be considered. 

• MUST NOT have any previous evictions or monies owed to a previous landlord.

• MUST HAVE at least 50% of open credit accounts in good standing.

• MUST HAVE a credit score greater than 625.

• MUST NOT have any outstanding collection accounts. 

• OPTION: Lease Guarantor (co-signer) may be accepted on a case-by-case basis. Lease Guarantor must have a monthly net income minimum of five (5) times the rental amount, and must have residency in the United States.

• MUST HAVE at least one (1) verifiable occupancy with favorable rental and payment history in the United States from a management company, lien-holder, mortgage company, apartment community, or individual rental property owner. 


• MUST NOT be required to register as a sex offender. 

• MUST NOT have any felony convictions within the last seven years. Any felony convictions older than seven years will be presented to the landlord and considered on a case-by-case basis depending on the nature of the crime.

• Maximum of 2 pets per unit, maximum 35lbs per pet. Each pet requires a $20/mo pet rent, $200 fee per pet, and be listed in the tenant's petscreening.com file. If pet is <1 year old, additional $100 non-refundable fee is required. All pet fees must be paid in full before the pet is allowed on the premises. No installment payments will be allowed. If unauthorized pet is found, a $400 pet fee will be due immediately in addition to $20/mo pet rent + back rent for the time the pet has occupied the unit. Tenant agrees that only the pet(s) described and named will occupy premises. No additional or different pet(s) are authorized under this agreement. Tenant agrees that he/she will immediately pick up and properly dispose of any pet droppings. If tenant does not do so, there will be a $25 charge per pile of droppings. RESTRICTED BREEDS: Pit bull terrier, Staffordshire terrier, Rottweiler, Boxer, Akita, Mastiffs, Doberman Pinchers, Presa Canario AND any mix with the aforementioned breeds. 


• MUST NOT have more than four (4) unrelated persons at any unit in accordance with city regulations. 

• All rental units are offered on a first come/first serve basis after a full payment of the security deposit and all applications and associated fees have been received as well as the completion of a three-day hold agreement. 

• No rental unit will be held without the receipt of a security deposit. No hold shall last for more than seventy-two (72) hours for qualifying purposes, and leases must be signed within ten (10) days after qualifying.
