Rental Criteria for Pine Forest Apartments
Pine Forest Apartments, managed by Jupiter Management, offers apartment rentals to the public regardless of race, color, national origin, religion, sex, familial status, handicap or any other state or locally protected classification. Jupiter Management is committed to compliance with all federal, state, and local fair housing laws.
All adult members of the household must complete a Rental Application and each applicant must pay the application fee of $35 at the time of application submission. All applicants and co-applicants must be 18 and over unless protected by the familial status per the Fair Housing amendment. All application and administrative fees are 100% nonrefundable. Our rental criteria requires all applicants to meet the following criteria in order to qualify for housing at our community.
Income/Employment History:
- All households must have a combined verifiable monthly NET income of at least 3 times the total monthly rental rate plus all other monthly fees and 3 months of consistent job history. Combined net income of less than three times the resident monthly rate may require an additional deposit, guarantor, or other condition.
The following are acceptable proof of income:
- 4 consecutive paycheck stubs for each applicant
- Previous 2 years tax returns or W-2s
- 6 months most recent bank statements
- A salaried job offer on a company letterhead with contact information
- Child support or alimony when directed by a court along with proof of receipt of payment
- Grants, pensions, trust funds
- GI benefits, disability, social security
- If self-employed, you will need to attach a copy of six (6) months of bank statements, and two (2) years of income tax statements.
Rental/Mortgage History:
- All applicants must not have any previous evictions, foreclosures, or monies owed to a previous landlord.
- All applicants 18 years of age and older must have at least one (1) verifiable occupancy with favorable rental and payment history in the United States from a management company, lien-holder, mortgage company, apartment community, or individual rental property owner.
- Previous lease term(s) fulfilled
- No previous lease violations
- Previous residence left in satisfactory condition
- Proper Notice To Vacate given
Credit History:
- Items reviewed to determine eligibility are FICO score, check writing history, evictions, judgments and bankruptcies.
- All applicants must have a credit score greater than 550. Lack of established credit or negative credit may result in denial or may require an additional deposit, guarantor, or other condition.
- No outstanding collection accounts.
- No outstanding state or federal tax warrants
Criminal History:
- A criminal background check will be conducted for each applicant 18 years of age and older.
- Applicants with felony convictions or serious misdemeanor convictions for crimes against persons or property, drugs, assaults, weapons or crimes of a sexual nature may result in a denial of your application.
- Applicants must not have any felony convictions within the last seven years. Any felony convictions older than seven years will be presented to the landlord and considered on a case-by-case basis depending on the nature of the crime.
- Applicants must not be required to register as a sex offender.
Guarantors/Co-Signors:
- A guarantor/Co-Signer will be considered for applicants with lack of employment/income, rental history and/or credit. Guarantors must complete an application and meet all the qualifications listed above with the qualifying income increased to five (5) times the monthly market rent and must have residency in the United States.
Non-US Citizens/Foreign Nationals
- Foreign nationals/non-us citizens may be required to complete a supplemental rental application for non-us citizens and provide valid and current USCIS documentation and photo ID (passport, driver’s license, US identification card, or identification card from home country).
Occupancy Guidelines/Standards:
- Maximum number of occupants permitted to dwell in an apartment shall not exceed two per bedroom plus a newborn who is less than 12 months old. If you exceed our maximum occupants per bedroom because the newborn is older than 12 months at the end of the lease term, you must at that time qualify for a transfer to an apartment with more bedrooms if available.
- Maximum of four (4) unrelated persons may occupy any unit at one time.
Unit Availability:
- All rental units are offered on a first come/first serve basis after all required fees and deposits have been paid in full.
- No rental unit will be held without the receipt of a security deposit or admin fee. No hold shall last for more than seventy-two (72) hours for qualifying purposes, and leases must be signed within 2 (2) days after qualifying.
Application/Monthly Rent Payments:
- Application and/or rent payments are required to be made via electronic funds through the online portal or through the CashPay System. The management office does not accept checks, cash or money orders.
Pet Policy:
- Maximum of 2 pets per unit, maximum 35lbs per pet.
- Each pet requires a $20/mo pet rent, $200 upfront fee per pet, and be listed in the tenant's file.
- Before being approved, all pets must have a completed profile and be approved through our 3rd party pet screening site.
- All pet fees must be paid in full BEFORE the pet is allowed on the premises. No installment payments will be allowed.
- Tenant agrees that only the pet(s) described and named will occupy premises. No additional or different pet(s) are authorized under this agreement.
- Tenant agrees that he/she will immediately pick up and properly dispose of any pet droppings. If tenant does not do so, there will be a $25 charge per pile of droppings.
- RESTRICTED BREEDS: Pit bull terrier, Staffordshire terrier, Rottweiler, German Shepherd, Husky, Boxer, Malamute, Akita, Mastiffs, Doberman Pinchers, Wolf- Hybrid, St. Bernard, Great Danes, Chows, Bull Mastiff, Presa Canario AND any mix with the aforementioned breeds.

I hereby authorize Jupiter Management to obtain a consumer report, and any other information it deems necessary for the purpose of evaluating my application. I understand that such information may include, but is not limited to, credit history, civil and criminal information, records of arrests, rental history, employment/salary details, vehicle records, licensing records, and/or any other necessary information. I hereby expressly release Jupiter Management, and any procurer or furnisher of such information, and understand that my application information may be provided to various local, state and/or federal government agencies, including without limitation, various law enforcement agencies. If you do not meet the rental criteria or have submitted incomplete or falsified application may lead to rejection of your application or immediate termination of your lease and any fees associated with processing the application will be forfeited as liquidated damages.
