If unauthorized pet is found, a $400 pet fee will be due immediately in addition to $20/mo pet rent + back rent for the time the pet has occupied the unit. Tenant must immediately pick up and properly dispose of any pet droppings. There will be a $25 charge per pile of droppings not immediately picked up.
